Reservations:
Reservations can be made up to one (1) year in advance. Rates and properties are subject to change without notice. Rates and properties are not guaranteed.

Advanced Payment:
An advanced non-refundable reservation payment of fifty (50) percent is required to confirm your reservation at time of booking. Advanced reservation payments are not damage deposits. Advanced reservation payments are made by credit card or by check. Any remaining balances are due thirty (30) days prior to arrival date. Balances not paid by the due date will be automatically applied to the credit card on file. If there is no credit card on file the reservation will be canceled and down payment will not be returned. Reservations made within thirty (30) days of arrival date require full payment at time of booking.

Confirmations:
Upon receipt of your advanced reservation payment, your reservation confirmation will be e-mailed to you. 

Rates:
All published rates are based on specific property location, size, and amenities. Rates are subject to change without notice. Coastal Villas Vacation Rentals reserves the right to correct rates that may have been misquoted regardless of how the error was made.

Taxes:
Florida sales tax varies and is configured according to each county. Taxes are subject to change and will be reassessed to each reservation. Guests are responsible for paying all applicable taxes in full prior to checking in.

Processing Fees:
A non-refundable processing fee of five (3) percent will be charged to all reservations.

Additional Fees:
A non-refundable housekeeping fee will be charged to all reservations. Housekeeping fees vary on the size of the property. Properties left in extremely dirty or abused condition will be subject to additional cleaning fees.

Cancellation:
It is strongly encouraged that all guests purchase Red Sky Travel Insurance. Any guests choosing not to purchase Trip Insurance may not receive a refund

Red Sky Travel Insurance:
Emerald Coast Vacation Rentals offers Red Sky Travel Insurance to every guest. Red Sky Travel Insurance is optional but is strongly recommended. Please note that pre-existing health conditions may not be covered. No refunds will be made in the event of a mandatory evacuation if guest does not purchase Trip Insurance. For questions concerning the Trip Insurance, please call Red Sky directly 1-866-889-7409 or visit www.trippreserver.com.  The insurance premium is non-refundable and non-transferable.

Hurricanes/Tropical Storms:
No refunds will be made due to Hurricanes or Tropical Storms, even in the event of mandatory evacuations. Refunds for Hurricanes or Tropical Storm evacuations are only given through Red Sky Travel Insurance.

Check-In Time:
Check-in time after 4 p.m. Local Time. In some cases, access to your property may be unavoidably delayed due to cleaning or maintenance issues (especially during high-demand seasons). Coastal Villas Vacation Rentals makes it a priority to expedite this process, but will under no circumstances issue compensation for check-ins after 4 P.M.

Check-out Time:
Check-out time is no later than 10 a.m. Local Time on the scheduled day of departure. Any guests departing after 10 a.m. will be subject to an additional fee. Guests are expected to leave the properties in neat condition, take out all trash and clean all dishes. If a property is left excessively dirty guests will incur additional charges.

Adult Rentals Only:
All properties are for family rentals only. No properties will be rented to vacationing students or adults under the age of 25 who are unaccompanied by a responsible parent or guardian. A PARENT OR GUARDIAN MUST BE STAYING IN THE PROPERTY AT ALL TIMES. ANY VIOLATERS WILL BE EVICTED AND FORFEIT ALL RENTAL PAYMENTS AND DEPOSITS. THIS POLICY INCLUDES RESERVATIONS MADE BY PARENTS OR GUARDIANS WHO CHECK UNDERAGE GUESTS IN, THEN LEAVE BEFORE THE ENTIRE STAY IS COMPLETED. In accordance with Florida State Statute 509.141, reservations made under false pretense are null and void and check-in will not be allowed.

Property Damage:
An active credit card is required to be held on file in the event of property damage. 

Minimum Stay Requirements:
Most properties require seven (7) night minimums. In some cases, a minimum stay of 3 nights will be allowed. Guests are encouraged to speak with a representative before making reservations.

Keys:
Most properties are keyless, and a 6-digit door code will be emailed upon booking.  Keys, Key Cards, or Keys Fobs (if applicable) must be returned to Coatal Villas Vacation Rentals at check-out to the office they are picked up at. Guests will be charged $100 for each not returned.

Pets:
In most properties pets are not allowed. Pets are allowed only in properties designated “Pet-Friendly” for an additional fee. Pet owners will be held financially responsible for any damages and/or extra cleaning as a result of their pets. For all properties that are not pet friendly a fee of $500 or more will be added to your credit card if it is determined a pet was in the property.

Service Animals:
A service animal is allowed to accompany a guest into a property that is not usually pet-friendly. (Note: Emotional support, therapy, comfort and/or companion animals are not considered service animals under ADA guidelines.) In order to verify that the animal in question is a service animal, the ADA allows places of public accommodations to document answers to two questions:  1) Is the animal required because of a disability?  2) What work or task has the animal been trained to perform?  If you plan to travel with your service animal, please be prepared to answer these two questions so that we may document this for the property owner.

Smoking:
Smoking is not allowed in any property managed by Coastal Villas Vacation Rentals. Any guests found to be in violation of this policy will be billed an additional fee and subject to eviction.

Subletting:
Reservations are not transferrable. Booking party must also checkin to the vacation rental Property

Maintenance:
Please report any maintenance issues to our office during your stay. Maintenance orders will be handled in the order they are received. Coastal Villas Vacation Rentals staff and authorized vendors may enter the properties to respond to any maintenance or housekeeping issues during your stay. There are NO refunds or adjustments for maintenance issues or unforeseen failures such as the supply of electricity, water, telephone, television, cable or satellite providers, appliances, or air conditioning.

Internet:
Most properties include Internet access at no additional fee. Coastal Villas Vacation Rentals does not, however, guarantee internet connectivity. If a guest does access any internet content during your stay you do so at your own risk and are responsible for ensuring that any accessed material does not violate laws regarding copyright, trademarks, pornography or any material deemed slanderous, defamatory or offensive. No refunds will be given due to loss or interruption of internet service.

Grills & Firepits:

Private grills, community grills, and fire pits are available at select properties as a courtesy and are to be used solely at your own risk. Propane, charcoal, wood, and grilling utensils, as well as proper grill and fire pit usage, are your responsibility. Coastal Villas Vacation Rentals is strictly prohibited from refiling or replacing empty propane containers. Grills and fire pits are not disassembled or deep cleaned in between guests. 

What do you need to bring on your Vacation?
Coastal Villas Vacation Rentals properties are stocked with many of the comforts of home, including bedding, bath towels, beach towels and kitchen essentials such as dish ware and utensils.  Upon arriving for your vacation, you will find your rental has been stocked with an initial supply of toilet paper, paper towels, hand soap and trash bags. These should get you through your first 24 hours, but you will want to pick up additional supplies to get you through the remainder of your stay. Napkins, condiments, and cooking spices are other things you may want to purchase while at the store.  Other items are available on a limited basis upon request include cribs, pack-n-plays, highchairs and any other items required by the youngest travelers in your group. 

Construction:

Coastal Villas Vacation Rentals cannot predict construction plans in the area and therefore, cannot be held responsible for any inconvenience. No refunds will be given in the event of nearby construction or on-site construction.

Beach Rules:

Please help us in keeping our beaches beautiful. Remove all umbrellas, chairs, and toys from the beach each day. Items left on the beach after sunset or placed on the beach before sunrise will be removed by Code Enforcement and may not be recoverable. 

Individual Properties:
Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. All properties are privately owned. Coastal Villas Vacation Rentals reserves the right to change properties for any reason. *Should an owner of any property elect to remove their property from our rental program, the guest shall not hold Coastal Villas Vacation Rentals liable. In such an instance, the guest will be relocated to comparable accommodations determined by the Rental Agency or offered a refund.

Special Events:
Weddings and special events are not permitted at most properties. 

Professional Filming and Photography :
Professional Photography and Filming is not allowed at any of our managed properties 

Pool Policies:
Guests accept all responsibility for the risk of using pools and Jacuzzis. Diving or jumping into pools or Jacuzzis may result in head, neck or spinal injuries. Guests must accompany all minors in their party to pools and Jacuzzis. Pools are not controlled by Coastal Villas Vacation Rentals Therefore Coastal Villas Vacation Rentals cannot be held responsible for any inconveniences resulting from the pool(s).

Disclaimer
The Renter agrees that Coastal Villas Vacation Rentals & Sales shall not be liable to Renter, Renter’s Guests, Invitees or any Person for any injury, loss or damage to any Person or Property on or about the rental premises. Renter shall hold Coastal Villas Vacation Rentals & Sales harmless and indemnified from and against all loss or damage occasioned by use, misuses or abuse of any part of or fixture on the premises, surrounding areas and from or against any omission, neglect or default of the Renter, his/her Guests or Invitees. The Renter acknowledges that Coastal Villas Vacation Rentals acts solely in the capacity of Agent for the property owner, assumes no liability hereunder.
